Tips For Staging Your Home


The number of buyers into today’s real estate market is far less than the number of homes for sale.  Therefore, if you want to give yourself an advantage over other sellers, you should take the time to stage your home properly for showings.  As buyers come into your home, they are not there to admire your many collections or your unique sense of style, they want to see themselves living in this house - - you must stage your home so that potential buyers can see it as their home, not yours.  To sell your home quickly, follow these tips for preparing and staging your home.

  • Remove personal items – Take down family photos and put away family heirlooms.  You want sellers to see themselves living in your home, not you.

  • Get rid of the clutter – Clutter can make a space appear smaller than it is.  Clutter also hides the best features of your home - - staircases, bookshelves, mantels, etc.  This is an excellent opportunity to get rid of items that you no longer need.  Box up collections and knickknacks.  Clean off the kitchen counters, keeping only a few small appliances on the counters.

  • Clean out closets and cabinets – Buyers want to open every closet, cabinet and drawer in your home when they are deciding if they can see themselves living in this home.  Messy, overstuffed closets do not allow prospective buyers to see the space clearly.  Pack as much of your clothing and other items as you can - - closets appear larger when they are about three-quarters full.  Line up your shoes and keep the closet floors neat and mostly empty too.  Clean out cabinets too and stack dishes, cups and other items.  Make sure that you wipe all cabinet doors down to remove any dirt or stains.

  • Make minor repairs and updates – The small details are just as important as the big details.  Patch small holes in walls that are left when you remove photographs, replace outdated switch plates, replace burned out light bulbs and replace worn, outdated bedspreads.  Replace outdated hardware on cabinets and drawers.  Small updates can increase the appeal of your home.

  • Make sure you have curb appeal – Do not forget the outside of your home - - cut the grass, plant flowers, trim shrubs.  Clean off sidewalks and driveways and paint the house trim.  If you have siding, consider power washing the siding to make it sparkle.

  • Keep your home clean and fresh – Do spring cleaning even if it is not spring.  Clean out cobwebs, dust every day, wash dishes, put our fresh towels, replace worn rugs and throw pillows, etc.  Polish mirrors and faucets, vacuum daily and clean out the refrigerator.
