Selling your home and buying a new home can create stress.  Everyone assumes that selling your home will be stressful (preparing your home, finding a buyer, dealing with the real estate closing, etc.); however, buying a new home can also create stress.  Positive events can be stressful - - deciding where you want to live, what type of home you want to buy and what price range you can afford.  Selling your home or buying a new home does not need to be stressful.  If you hire a realtor to help you with the process, you can decrease the amount of stress involved in a real estate transactions. There are several distinct advantages of hiring a realtor when you are contemplating a real estate transaction.


As a seller, your real estate agent can advise you what price the market is likely to bear for your home.  Based on his research, experience and the market, your realtor can help you determine the value of your home and, therefore, the listing price.  As a buyer, your realtor can help you determine, based on your current income, how much you can afford to pay for your home.  He can also help you with the pre-approval process for your mortgage so that you know exactly how much you are able to spend on your new home.


A realtor has access to the Multiple Listing Service (MLS) that lists homes for sale.  A realtor can add a home to this list or browse this list to find a home that meets a buyer’s specific needs.  For sellers, having your home listed in the MLS gives it much more exposure and for buyers, access to the MLS gives them much more choices than other resources.  Realtors can narrow down choices by the features a buyer wants, the school district a buyer wants and the type of neighborhood the buyer prefers.  

A realtor will negotiate on behalf of the buyer and seller for much more than the purchase or sales price.  A realtor will negotiate what is included in the sales price (appliances, fixtures, window treatments, etc.) and who will pay each of the various closing costs associated with real estate closings.  Your realtor will also handle many of the requirements for a closing so that you do not need to worry about those (requesting a termite inspection, schedule the closing time with an attorney, requesting a title examination, coordinating with the mortgage lender, etc.).  Realtors are invaluable to both sellers and buyers during the real estate process from listing a home through signing the mortgage documents at closing.
